In the units you might want to slide the stove out and the refrigerator out and see if there is a buildup of grime/ grease on the floor or on the walls or on the appliances themselves.

So when they are reaching out, it is usually something impacting them... the AC, the hot water, the stove, the refrigerator, etc.

You will also want to set aside a certain percentage for CapEx which is for capital expenditures like a new hot water heater or a new roof or a new refrigerator.
