First Deal… Opinions please

This would be my first invest property. I am investing with my wife and my parents. This property is a duplex that is located 3 blocks from a local university. In the early stages so there are some minor discrepancies when it comes to size but it is 2 units both 2 bed 1 bath and anywhere from 500-800 sqft each unit. Property is listed for $150,000 and is occupied with one unit bringing $800 and the other beinging $850. Current lease agreement owner pays water bill. Any suggestions or input as this is a first property I am serious about I want to make sure I think over everything.
