I have to lol, it appears that we have refinished kitchen cabinets twice now using different folks in different houses and now both times have gotten a couple of door sets that are the wrong size.

We've had to sand and refinish areas from knife cuts and stains, however overall the cost and look outweigh the extra maintenance for us.

Our company bought a 2bed 1 bath 2 car SFR for a great price and we've decided to either rehab it or sell at a discount to my brother and his fiancé who have been searching for a house in a nice neighborhood.Property needs bath and kitchen to be updated and refinish floors and paint, but otherwise in great shape; has new roof and newer windows, high ceilings, hardwood floors, excellent front porch, amazing built-ins, and an unfinished 2nd level with amazing potential to ad an extra bed and bath in a master suite (so 3/2/2 when finished)My brother and I are very close, and I'm worried since it needs a little work and they know what we paid and will make a good profit on it that for those reasons there might be issues if they buy it as-is and something goes sideways.Thanks BP!

As for tub, you can refinish it with one part epoxy paint(made specifically for tubs and sinks) sold in HD and Lowes.

We're unsure how much to fix up the house- do we put in a new kitchen, refinish hardwood floors and clean up the bathrooms (~+$25K) or do we just paint and pretty it up a bit and get rid of it?

On that one, I did not do a 203k but i did do everything myself besides the blueboard/plaster and refinishing the wood floors, which helped the budget.
