Most of Florida has fully recovered from the housing crash in 2008 -2010.

Always do the numbers to make sure you have a good deal and try to look at the property before you make an offer or at least have a clause that will allow you some time (usually 15 days) and possibly back out of the deal without penalizing you a bunch of money.I am 59 years old and dont know anything about your part of he country but I found BP about 8 months ago and I am still trying to decide what to do while I am recovering from a stroke.  

I had one bad flip during the real estate flop but I have now recovered and ready to give it a second go.

If either party defaults on the performance of its obligations under this Agreement, and fails to curesuch default within five (5) days after receipt of written notice of default, then the non-defaulting party shall have the option to: (i) terminate this Agreement and recover all damages available at law to Seller; or (ii) file an action for specific performance or such other equitable relief as may be available to Seller.

@John Pruner so my take is that today you won't recover your cost.

Being a former (recovering) appraiser myself, I always found it challenging to find a "mentor" willing to take you under his or her wing...

I have only did one investment deal and I had to sell because I could not care for it because I was in the middle of recovering and we had a balloon payment to make.  

It is a great strategy where you recover your initial investment in the first year in most cases.

It becomes a time consuming game.Geo warehouse is expensive but in one case, it helped me substantially, and I recovered my cost of it by 30x.  

He's not going to recover 90k but something is better than nothing.
