I get pretty annoyed when wholesalers contact me asking me what kind of houses I like and wanting to add me to their list. 99.99% of the time, I'll waste 5 minutes of my time talking to them, only to never hear back from them.

If you pile on too many items during negotiation then it starts to look like a laundry list of fixes and can annoy the seller.If you plan to get it ready to rent or rehab to flip, you know you're going to you should leverage the overall condition to get the biggest discount possible without blowing the deal.

It is just annoying because of all the people that are likely to shop around and find the best rates it would be those in the rental industry who are constantly managing numbers.It is just frustrating that companies wouldn't give you their best rate upfront.
