Hello All,

I am doing some research and I am just curious on what the top 5 things you look for in a property management firm and what are your top 5 pain points when dealing with property management firms.

@Ian Hoover Hi Ian, I would make sure to look for methods, procedures, and management style that will match up with you're investing sentiment. I would make sure that the management company has a similar vision of your property, the proper experience and track record with similar properties, construction experience for turns/renovations, proper temperament for dealing with tenants, and understanding of the law, and knowledge of the local market. The biggest thing you need to make sure your management company does, is answer the dang phone. I can't tell you how many times I've called property managers that just don't answer the phone. 

The biggest pitfalls I've experienced are not answering the phone and the managers not understanding how to run and operate under a budget.
