I'm aware HML has a higher interest rate, but it gives me an advantage to get a better deal on a home, whereas a bank would want a home on the market (correct me if I'm wrong at all, still fresh meat :) ).Also, if anyone is in the Tacoma/Seattle area that would like to mentor me, I'm willing to donate my time and money for your experience.Thank you

If you want to improve your community's appeal, donate time, money or property ... coach the little league team, buy and plant flowers in the town park every spring.If you are dealing with any other professional such as a lender, appraiser, tradesperson etc and if they need to know be upfront and tell them you buy, fix and flip homes, or buy and rent homes to make a profit.IMHO Mission Statements are a waste of time.
