I would strive to rent to government workers and contractors, doing so by promoting the park as a quiet, clean, comfortable setting in a residential neighborhood versus the other parks that are along the highway in commercial districts.  

MF are something you simply cant compare to most of us on BP who are growing a business  or a brand or an empire or striving to get enough income from real estate that a actual w 2 jobs is not longer necessary..

It does go both ways and we should all strive to represent ourselves in the way we want to be highlighted.   

But without your effort to put systems in place, strive for great reviews, and staying involved, you may fall behind and be disappointed. 

I have a mentor in place, I'm part of our local REI club, I have a buyers list which I am continually striving to increase, I do research each week at our county offices to update Notice of Default and Foreclosure lists...
