I would say it a bare minimum you need a four bedroom two bathroom townhouse or single family home with access to a pool. A community that has resort style amenities will perform better and a private pool would be better. There are differences of opinions on how big is too big. Many of the property managers I talked with say that 6 to 7 bedroom properties are The Sweet spot. Beyond the community that you buy in and the size of the home and whether or not has a private pool the most important thing is to have really good theming and design throughout the property. Convert the garage into an awesome game room with incredible theming. Make one or more of the bedrooms uniquely themed with your favorite Disney movie and beyond your favorite Disney movie even better to make it one of the big Disney movies. If you're not sure which one of the big Disney movies to pick pick one that has a ride or attraction at Disney world in one of the parks. Happy to discuss some of the specific communities if you'd like. I hope this is helpful.
