I had a roofer caulk around it but he says it needs to be repaired.I haven't had the ducts cleaned in some time. i do use the cheap filters; i've been told countless times the cheapest ones are the best, though i am not sure.

It shocks me that they're in the business selling investment real estate and don't own any themselves.Experience does help.I would also say a great list of vendors also helps....carpet cleaners, roofers, painters, handymen, lenders, title companies, and 100 others.Who is best PM in town?

A roofer sees step-decking and waits until all shingles are off the roof to tell the the owner that they need another $5k to replace the decking with plywood.

I had not replaced mine yet as my roofer was a little slower, so I got 2 for 1 storm damage.  1 roof 2 storms.   

You'll find tons of contractors at your local reia, and I would suggest for your first flip do not give all work to one contractor, roof to roofer, hvac to hvac, flooring to flooring etc.

Have you called roofers in the DFW area to get quotes?

It will save you money on utilities and enough buyers like them that it could increase the value. if they don’t work, hire a solar installation company or roofer to take them off.
