Estimating Rehab costs dallas tx

Hello everyone, i have a few questions regarding rehab costs for a full renovation

particularly a 3 bed 2 bath home 

house is gutted No windows 

no ac 

needs new roof 

south Dallas

I know it varies on  location property size ect.

but what is the average cost you seasoned investors pay per sqft

what is the average price for a roof ? 

ac ? 

wiring ? 

restrooms kitchen ect?

just trying to narrow down costs for when I estimate costs 

currently waiting on the book on estimating rehab costs to arrive 

thanks in advance!

also are there any whole sellers here that work in the dfw area that would like to connect? 

currently building a list of properties and I would like to tag with some of you thanks !

 As a seasoned investor with a contracting company you are not going to like my answer:  There is no average.  Using sq ft analysis is a good way to get a quick and dirty number to make a decision on whether you should spend more time analyzing or not, but there is no substitute for hard quotes.

Your focus should be on getting the RIGHT contractor for this type of job.  There are going to be very good contractors that you cannot afford due to their overhead.  There are also going to be very cheap contractors that you cannot afford due to their incompetence.  If I had to choose between the two I would over pay for competence. 

Sounds like you need a GC or you need multiple contractors.  Your roofing guy will be different than AC, plumbing, etc..  

You can get multiple subs in to quote their part of the job, but then YOU have to know enough about construction to be able to coordinate a proper order of operations and handle sub issues, which are a pain.

Picking a quality contractor who is the right fit for the job is as or more important than picking a quality investment.
