From your perspective, half a loaf is better than none, and hopefully that will be enough that she'll go away, never to darken your door again.If that doesn't work, maybe you want to go ahead and lose the entire deposit.

Very well said @John LaBanca.Eduardo if you have laid out your perspective as clearly to your friend as you did in your post then you have done what you can and should do.

Put that in perspective per month over the next two years and it is $116-232 per month for the next 24 months. 

I do know a good bit about development because my father has done several sub-divisions on his own over his life as well as my professional job as an architect gives me a very unique perspective and knowledge base that most people in REI will never have.

@Michael Ross - looked at it from a 'qualitative' perspective -- I'd stay out even though 'quantitatively' it looks spectacular, just my 2 cents.Looking to see what the more experienced posters here think.

To things in perspective, this is not a distressed property with tons of chipped paint, it actually has a solid, intact paint job that I think would pass the eye test for any buyer. 

I am asking from a landlord perspective for damages exceeding the amount of collected security deposit where there is a low likelihood of collection directly from the tenant through a judgement.
