Hi @Danielle Du Plooy,Cape Coral is a great option that is not only STR friendly, but the local government has passed some new city policy that has shown they're interested in promoting the growth of that specific local industryThe first piece of legislation was the newly enacted rental database, which requires all landlords (or local property managers) who own in Cape Coral to register their contact information, along with paying a $35 annual fee.

Once you do that separate bank accounts, file each and every transaction separately, separate agreements that legislate what can be done. 

Most of the new draconian legislation passed has been because we do a very poor job self-regulating.

note that as recent as march of this year, charlie crist nominated an incredibly liberal justice to the supreme court. he had to choose between an incredibly conservative judge (lawson) and an incredibly liberal one (perry). he choose perry.also, in past campaigns, crist was pro-choice and now claims to be pro-life. he voted against a waiting period for abortions (while a legislator) and supports same sex unions.he's also forced through 3 executive orders that would reduce greenhouse emissions, require california-style carbon dioxide monitors on vehicles, and force appliances to meet certain energy standards. all of these were influenced by al gore directly.i dunno tim, do some reading up on crist and you'll see he's pretty liberal. liberal enough for fl liberals to not hate him and for conservatives to cry that he was elected.

You can't  legislate every crime away.  

It is extremely sad that we have legislated humanity out this process...The take away from what is happening in the BA should be that all property owners should learn to run professionally: keep rents at market and enforce all rules. 

The FCRA is a federal legislation enacted in 1970 and enforced by the Federal Trade Commission to promote the fairness and accuracy of background checks as well as protect the privacy and civil rights of all parties. 

I know PA has got new legislation Texas its already in place etc. the reality is in those areas the converson from lessee to owner is very low so you just recycle the same inventory.. 

The Town of Geneva currently has some STR legislation on the books, while the City does not.

The trend seems to be a pivot to the boutique hotel space due to regulations, local legislation and restrictions on STR's.
