On the other hand, if your dad is a former middle school science teacher and doesn't know the first thing about real estate, he'd be better off hiring an agent.If in doubt, I would try to get them a agent they can trust, but you can only lead a horse to water, you can't make it drink. 

My two cents from a bit down the road is this:- Let the horse guide the cart, the dog wag the tail, and any other relevant aphorism . . . .

When I told my daughter I was going to be investing in real estate, her first question was how long until I am going to buy her a horse.

Adult movies and a blue ray player, scoped pellet gun with starling bait, suit of armor, kegorator, life size Marilyn Monroe picture stand up display, periodic tables of beer styles/sex/meat, deer antler collection, firepit, horse shoe pit, the list goes on.  

If she doesn't have a visa, birth certificate... then that's a horse of another color. 

@Jay HinrichsMight I also add that I had horses and a wife who was adamant that the horses were not to eat hydraulic oil.

Everyone needs to hold your horses until 10/29 when the exact guidelines are both published and in effect. :) For all I know those exact guidelines will contain a "surprise" of the bad sort, like requiring a 760 FICO or 24 months of reserves (I just made those up as an example) if it's a 2-4 unit property, so we really can't in good faith even preapprove until they are out.
