My credit is mid 700’s have student loan 100k debt and mortgage on primary of 175k and was getting rates of 4.25-4.6 a month ago with 25k down but buying 2 points at 800/point.

Another issue will be showing that your contract is in compliance with new laws according to when it was made, if it is not in compliance then it may not be marketable at all or may require a shaving, not just a hair cut.

Older buildings trade at half that amount per door even rehabbed.Unless this property has way under existing market rents by hundreds per door, cost that can be shaved further, and fighting of property tax assessment to lower, and offloading utility to direct tenant pays then I do not see any benefit based on what is provided here.If this had a bunch of additional valuable land or density could be greatly improved then maybe upside in converting or improving use.Seems like a lot of overpriced junk out there.

brick ranch house, about 60 yrs old. original windows are steel with steel pans (attached with metal clips to the studs).Have been getting quotes from 6 contractors and the price is from $4500 to high of $5300. this includes cutting the steel pans off, building a wooden frame, foam insulation, alum trim outside, wooden sill inside and trim inside.contractors act like this is impossible job to handle and i think they bid too high.I priced basic American Crafstman windows at HD and it came out with LowE and Argon to $2400.they quote Excalibur windows and i know they are paying less than 2k.does $4600 seem like a good price?

LOL, I don't think I meant that as a theory, but rather shaving away the implication that the lender has a right to enforce it's vengence against someone who was not obligated to them under any contract.
