Selecting a geographical area you think is promising is one part of the equation, the class of investments is another part, and arguably the most important is people.

I would send them my own lease, with an explanation that you will be parting ways with the Management Company, because they'll need to know where to send the rent payment when you start self managing.

The Palm Beach area is only going to continue to grow because geographically there is no where to expand (east or west) therefore demand will become higher. 

It provides a short, basic explanation of many of the concepts that you will need in your real estate career using easy to understand language, and once you understand those basics you can begin doing more in depth research on some of the topics.  

Should I just compare to other similar multifamily homes that may be in similar types of areas although not geographically close or focus on homes on the same street with similar Bed bath and square footage that may be single family homes?
