@Danny Wu - thanks and best of luck to you too@Dave Bolduc- I have been researching the East Rock area as a potential invest location but find the swift changes from neighborhood to neighborhood difficult to judge without knowing the area better.  

With that being said, a 7 Cap hotel better be fully renovated and running amazing operational margins in the South East part of the United States.

Over the weekend I went and visited some properties in east Hartford , new Bretain and Norwich.

(would love to get into East Boston, Chelsea, but fear it impossible with cash buyers and bidding wars!)

They did one for me years ago and I know their footprint goes up and down the east coast. 

Titilayo , google MAREIA , on painters mill rd . in owings mill  , or try Balto REIA on the east side of town ( parkville , towson area)  GOOD LUCK !

it may be selling for $440k in a few years and you would have doubled your money with a lot less work.As a middle ground, why not look at buying 4 $80k houses in a highly sought after neighborhood in Rochester or better yet the Southeast or West where population/job growth is rising.

I am in the middle of a BRRRR now and I would have to leave another $15k into the deal if I have to base it on purchase price.
