I'm looking to do a cash out refi on an investment property. Where do you go for best rates and options? Local bank vs large. Which is best? Or are there other options that are better?

If you are eligible for a Fannie or Freddie loan, I would go to a mortgage broker. Id suggest touching base with @Upen Patel.
