Yes, I am very aware of the transient room tax situation for short-term rentals as I operated one for 14 years, a B&B for 12, and was a tourism director for several years. 

A large chunk of our economy is tourism oriented, and this meshes very well with real estate.

The area has always been a tourism driven area with most single family homes being vacation rentals. 

Charleston's historical charm and strong tourism sector make it attractive for rental investments.

In addition to it's great location, it has a thriving tourism industry with numerous attractions, including amusement parks, museums, and beaches. - Galveston has a year-round tourist season, as warm weather can go into as late in the year as October in November. - There are 11 cities in the United States with a 2023 population over one million, with three of these eleven being within driving distance of Galveston: Houston (~2.3 million), San Antonio (1.4 million) and Austin (~1 million).

(Covid) Local Tourism will delay too.And in the meantime you need to pay for the expenses and a mortgage (maybe).

A local/regional bank that understands your area and the tourism demand there is more likely to “get it”.
