It will also be a sticking point Im sure, as they want to structure it roughly 8% pref 80/20 until 11%return, 60/40 until 14% and 40/60 thereafter, which seems unusually generous to GP.

Per completed file payments aren't unusual in the mortgage world; the kicker is that if you aren't going to pay her or him a base salary then in a fair universe you also can't discourage them from soliciting similar relationships with other agents/lenders.

Maybe she agreed to it but I'd think it would be unusual, outside of super high-demand areas like NYC.I wouldn't respond to either the potential tenant and definitely not her realtor.
