If you do have the corner could you buy and assemble other land pieces around it to make it bigger?

Since HUD and Fair Housing go together, I suggest you take proactive measures to get your own housekeeping standards assembled, and to make it part of your lease (or an addendum to your lease as I am doing).

I haven’t done one yet, but have assembled a team from past investments and now have the capital to make it happen.

You can hire movers, packers, furniture assembly etc...to make life easier and can be completed in <60 days.

When I had to replace a bedroom set, I called the rep I usually work with at the local furniture store, she sent me photos of things they had in stock, I had my handyman pick it up and deliver/assemble it.Storm/fire damage I fortunately haven't had to deal with, but I'd have insurance out there, a professional remediation company, and a contractor if necessary.  

I managed the whole enchilada with my property, from buying and assembling the furniture, to staging, design, listing, you name it, I did it.
