I would be inclined to order a deck cleaner/wash, a deck paint of your color preference, and general paint/staining supplies (brushes, rollers) from a nearby Home Depot/Lowe's, pay for them, and have them available for pick-up by the tenant at the contractor's desk. 

I noticed that a high roller at the auction did not bid on the house and this worried me.

I don't want owning rentals to be any harder than it has to be, so I frequently let tenants skate by on small or no increases, depending on my own factors.

But you probably wont skate free on the land sale. 

On the primary residence side of the business it's an emotional roller coaster so I try not to get hopes up, highlight how unlikely it is the opportunity springs back up, and on the investment side where it's more sanguine and numbers-based, I say hey, you never know, I'll give it a daily check just in case.To clarify though, that it's not a daily call to the listing agent, rather a daily check of status in the MLS.

We install custom oak kitchen cabinets with high-quality hinges and drawer rollers so when a tenant damages the cabinets we can remove the face, make new doors and drawer fronts, paint the frames and our cost never exceeds $1200. i don't know how well your cabinets will hold up or what you will do if they start to sag and fall apart.

Probably due to the roller coaster ride of the oil industry.

What a roller coaster ride, but wow...what a great feeling to finally close on it.So now, I'm focused on working with my property management company to get units upgraded/back online, and continuing to learn the ins and outs of owning a property.
