I would be inclined to order a deck cleaner/wash, a deck paint of your color preference, and general paint/staining supplies (brushes, rollers) from a nearby Home Depot/Lowe's, pay for them, and have them available for pick-up by the tenant at the contractor's desk.

On the primary residence side of the business it's an emotional roller coaster so I try not to get hopes up, highlight how unlikely it is the opportunity springs back up, and on the investment side where it's more sanguine and numbers-based, I say hey, you never know, I'll give it a daily check just in case.To clarify though, that it's not a daily call to the listing agent, rather a daily check of status in the MLS.

We install custom oak kitchen cabinets with high-quality hinges and drawer rollers so when a tenant damages the cabinets we can remove the face, make new doors and drawer fronts, paint the frames and our cost never exceeds $1200. i don't know how well your cabinets will hold up or what you will do if they start to sag and fall apart.
