If they are asking for a 2 years tax returns, paystubs, etc, you may be doing a full doc loan (DTI + DSCR qualification).

However it could be location, Common area, size, laundry, tenant qualifications (in rough areas you are not going to get many tenants with unblemished credit), parking, look of surrounding properties, etc.

Thank you,Aamna Hi Aamna - MTRs are certainly a newer thing and most DSCR Lenders (and pretty much all "conventional" or bank lenders) will be slow to adapt, however the more forward thinking DSCR loan providers have embraced it.I published an article here on BP just last year on the "next developments coming in 2024 for DSCR Loans" and MTR qualification was one of the main ones!

Instead of needing to meet DTI, income, etc qualification standards, DSCR loans qualify based on the asset itself.

Rate is reasonable at first glance but yes rates are moving down and should continue to shop, get quoted, can be major changes day over day10% Down DSCR doesn't exist and has never existed to my knowledge so I wouldn't count on that15% down does exist and is rare, however as others have noted, usually it doesn't actually work since the restrictions, such as a high DSCR ratio or LTR only rent qualification (and high rate environment) never let the numbers work however as rates continue to fall we may finally be able to see some 85% LTV DSCR Deals actually pencil again!
