If you live in one unit and rent the other unit , how can you make enough from renting one unit each month to service the mortgage repayments Or even pay property tax and other outgoings  for the property ?

I canceled my outgoing rent check to my landlord (the neighbor's father) and spoke with the landlord on the phone. 

I know guys that have outgoing tenants hand keys to the next tenant (0 vacancy) so really your vacancy factor would be more for turnovers with maintenance and rehab, every few years perhaps.

I wouldn't mind taking incoming calls as bad as outgoing to cold leads. so I thought about hiring a cold caller off of Fiverr to manage out outgoing calls?

To build it we went back to reference criteria of tenants we have had over the years that we would never rent to again along with finding common denominators when it came to issues we had so we can find ways to screen them out going forward.

Hi @Asia Jones - can you try to delay closing so that it's after the move-out date in the 60-day notice, just in case the negotiation of the amount for the move-out goes past 2/2?
