Please stop asking us for "the best" zip codes to invest in.Detroit has around 183 Residential Neighborhoods - wouldn't it be nice if "some proprety mangagement company" Classified them all as A, B, C, or D on an interactive map that real estate investors could use to make better decisions?

If you purchase the house, though, why would the former owner have any say in those decisions?

If you are accredited, the best thing to do would be to invest 50k into a syndication and soak up all the knowledge of how it works from an experienced operator before you make the decision whether it's your plan.

we have to have pre sales my bank will only give me a certain amount of spec loans but unlimited amount of pre sales. its the only way to keep velocity when you have a larger project like us ( 90 homes) We have been blessed no questions about it.. we made some critical decisions when we started that now look like genius moves :)

@Vessi Kapoulian - You're right, the local market knowledge is irreplaceable when it comes to underwriting and making sound investment decisions.

Look at all of the costs and then all of the revenue and make a decision based on that. 

I am hoping to learn more about how investors analyze their deals and make decisions, as well as looking to better understand general real estate investing.

@Allen Masry to echo everyone’s sentiments here, be patient, educate yourself because as quick as that money comes, it could go away just as quick if you make hasty decisions, especially on people giving advice on Internet forums like these.That being said, settlements take much longer to come in than you might think.  

You want an accountant who can help you strategize and who is responsive when you want to know the consequences of the financial decisions you are making throughout the year.Good luck.
