GeoLet me give you  some "gray hair" advice.

They don’t appreciate a house and want it dirt cheap but but wear and tear on your appliances while over loading your washer and dryer.   

It's all great advice above, but I wanted to add a recommendation that I don't see as often: don't go cheap on your washer and dryer.Nobody wants to work 12+ hours and then go home and fight a tiny washer and a slow dryer.

Some people are allergic to rabbit hair so I would need to get the air ducts and entire house deep cleaned if the tenant moves out. 

In that same 6 years I have had to replace the stove and water heater, have the dryer and oven fixed, and had a tree trimmed and an eve repaired.

Last Wednesday  evening my tenant said the dryer was overheating.
