I actually made out quite nicely. Being a first time landlord I may have under priced my rental but it covered the mortgage and I have been without a tenant for a grand total of 15 days in 6 years. In that same 6 years I have had to replace the stove and water heater, have the dryer and oven fixed, and had a tree trimmed and an eve repaired. All in all I have broke even between rents and mortgage and repairs but the property has gone up about $100k in value. WIN!!!
