I am not able to take equity out of my condo because it is currently on the blacklist due to HOA fixing the roofing and a Fannie Mae rule stating, if more then 50% of the condos in that community are owned by investors, I may not be able to refi.

A lot of them are in poor shape and I am slowly trying to fix them up one by one. 

You can also make your place more trouble-free by fixing things up front that are most likely to break (new light fixtures, light bulbs, door locks, etc.).

If the property needs rehab, you might be able to do a fix and flip loan at 90% of the PP and 100% of the rehab, depending on your experience, LTARV, and credit

We currently still have the AK condo rented out and have bought a house in Phoenix that we are currently are fixing up. 

I recently acquired a commercial mixed use at a great price and now that it’s fixed up, it’s worth considerably more and cash flowing well. 

Come back out and see if that part fixes it or come back in a couple more days.

I tell people to start by picking a strategy (OOS long term, OOS short term rental, fix and flip, etc) THEN pick a market and submarket THEN look for good tools/people, doing it any other order tends to be an exercise in futility. 

No major red flags, mostly small fixes to start out and I am pretty handy.
