Chicago Investors: How Has Your Mentality Changed in the Last Two Years?

The market has shifted a lot in the last two years with rising interest rates, changing rental demand, and shifting economic conditions. For those actively investing in Chicago, how has your mentality and strategy evolved compared to previous years?

Are you being more cautious or aggressive?

Have you changed your focus (e.g., from flips to long-term holds, or from multifamily to single-family)?

How are you adjusting to financing challenges and tenant trends?

You have to find better deals or overlooked opportunities. I recently acquired a commercial mixed use at a great price and now that it’s fixed up, it’s worth considerably more and cash flowing well.
