Current duct work size, age of home, current insulation etc.

It seems a split condenser would make the most sense because we don’t have existing ductwork.

Otherwise (you have no ductwork) minisplit is the only cost effective solution.

For HVAC, A furnace and air condition replacement assuming no ductwork required would run about $5000 around my area but varies widely.

Less costly than adding in ductwork and a traditional AC system.

I purchased a 2 family home in villa park last year and did some work replacing a steam boiler, and adding duct work and a new gas furnace so each unit had their own heat source.

IT is costing me about $24,000 to do this because I have to bring the electrical system in both apartments up to current code, plus buy new HVAC units and all new ductwork separating the units and water heaters. 

They provide both A/C and heat and don't require running any duct work.

When I got there...the foundation had dropped 6 inches on one side of the house, a pool had been improperly filled in, no ductwork for HVAC....it was so bad.
