I knew that if I could find a condo that just needed a little lipstick, and that was within a 10 minute walk to the subway, that the place would always be a good rental or perhaps and STR someday.

The return of the subway tile (various colors and sizes) with white cabinets is always considered a classic.  

Mark I know someone who owns a bunch of Subways.

Honestly, might sound vanilla or plain, but you can never go wrong with subway tile now a days.

Or that subway tile in a bathroom is desireable?

Let's say I am only interested in  properties that are within 2 miles of a Subway in 5 different counties.

I can build an addition for about 120k that contains two "units" of 2bd/2.5ba each with lots of premium features (9.5' ceilings, acid-stained colorful concrete floors, radiant heating throughout, central air, LED lights, granite countertops, subway tile backsplash, carrara marble porcelain look-alike bathrooms, etc.)

I think it was the book The Tipping Point that mentioned the key to lowering crime in NYC was actually cleaning up the subway graffiti.
