If it were me, I would reach out to other franchisees in your area (perhaps your Development Agent might have some insight...see...I know the Subway lingo and I've done Subways in my banking days).

Being in the right area, especially near a popular train/subway station, makes a huge difference in the value of a property.

You good contertops and do a tile back splash with some color I think white subway is becoming a bit dated.  

The subway is a death trap now.

In my retail plaza I have always tried to prioritize tenants that cannot be replaced by online options - barber shop, spa, Subway, photographer, etc.

Anything similar to a NYC subway station at 100 degrees or in the tornado zone makes me question the requestor.But this is a good question.
