MA is a much more tenant-friendly state and has some of the strictest landlording laws in the country. 

Sometimes the seller gives a POA, usually to the real estate agent or broker to sign they few documentsIn MA I am not even supposed to go to record unless I have the funds in my account.

A good appraiser is your friend - look for MAI or SRA designations or education from the appraisal institute.

This topic has come up here before so I wont; get into the details.If it a single family home and former owners, in MA I have used a standard type letter that introduces the owner and basically is a Notice to Quit.
