It is still an island so it will take longer than an inland city.

The investments should be chosen based on increased wealth, so that an investment in land, providing no income, but likely to triple in value in 24 months, would be chosen over a office building throwing off 12% income, but unlikely to increase in value.  

In the meantime, they keep running through the BRRRR motions believing they are growing a real estate empire because the BRRRR method pencils best in these neighborhoods which lack the fundamentals that will equate to a true realization event.

I'm hoping I can get some tips or pointers from anybody with experience in land development or buying land off tax auctions.

I'm not saying to avoid debt, I'm saying once you create your empire the best thing to do is start lessening debt.

If anyone has any leads or contacts on lenders that specialize in land loans or FHA construction loans that would be great!
