If you just need to patch some areas then get a $10 gallon of roof cement and apply it with a cheap putty knife.

Your post above simply reinforces again the misleading conversation I had on the phone.What really disturbed me and cemented my decision was the post by @Eric Tinsley on this thread. https://www.biggerpockets.com/forums/92/topics/203379-do-hard-moneyFor ANYONE to take a $2000 deposit (I thought I was told $2500), and then tell the client the property they already submitted doesn't qualify is beyond absurd.

If you do not have a concrete floor, keep in mind that hardiboard, which is a thin cement backboard (or similar product), would be necessary to put down first.

The only thing I've found to be a problem is if there is s lot of snow with seeing all the external details such as cement or decking condition.

The inspector pointed out the following:- Clogged gutter(s): one had tree roots growing inside- Caulking and/or cementing needed on outside of the house to seal gaps- Filthy crawlspace with water intrusion (possibly due to clogged gutters).
