Nervous about possible 1st deal

Hi,

This is my first post besides my introduction. I'm very new to real estate. I've done a lot of listening about it on the sidelines and finally decided to make an attempt based on conversations with other investors. During the last 2 months, I've been taking action while learning.

I found a property that looks interesting to me and I was hoping those with knowledge can weigh in on this. I'm pasting part of an email I sent to one of the family members walking me through this. I removed personal info and info that identifies the actual property and people involved. I hope it's enough to get some valuable advice from other Biggerpockets members.

I'm pretty nervous, but I want to see this through. A part of me is getting scared and wanting to back out. The other part wants to take this to completion (whether this deal or another one).

I was wondering if you can help in any way you can. On my own, I'll probably overlook a lot of things since I'm a newbie.

So far, I virtually drove around the neighborhood on Google, looked at 3rd party real estate sites (Zillow, etc), and drove by three properties in the area. At this price point, this is the best looking house I've seen. It appears to have been fully renovated.

I suspect that the listing agent is some kind of wholesaler and here's why. The property is listed by *****. The offer states that the agent is part owner. The acceptance came from a guy named ***** whose the COO of *****. ***** said in the email: I am a partner of ***** and ***** passed the contract for ***** on to me.

I don't know if that matters, but I wanted to mention it.

Due diligence ends on 10/22/15 at 11:30 a.m. EST. I have a home inspector meeting me there this Thursday. This guy seems to have an issue with un-ethical home inspectors working in collusion with Real Estate agents. I'm not sure if it's an angle to justify his fee, but he seems like he respects his craft. He also gave me some good advice on how to handle a mold issue at home.

Anyhow, I need guidance through the rest of this process. It has been a bit stressful, and I don't want to rush to buy just to get some relief. Can you help me out?

What other types of due diligence should I be doing? I was researching ***** on the net and they don't appear to be very transparent. Am I focusing in the right area for due diligence? Should I just focus on researching the house and neighborhood.

Attached are some pics I took and links to the videos I recorded at the property. The contractor still has a few items to complete.

I also have emails, texts, and a copy of the contract if you'd like to review.

@Tapiwa WakatamaIf it's a good deal do it! Are you having a pest inspection as well? Bugs, mold, and dry rot will show up on those, which will give you or your contractor a good idea as to cap ex/rehab costs. The home inspection should cover all structural and equipment issues. If you are adding equipment or remodeling the kitchen, make sure there is space in the elec panel. Is this a rehab, or are you going to hold it as a rental? Tell us more about the property and your plans.
