I think direct mail marketing is pretty saturated, you would need some darn good creative methods to pierce that veil.

Sometime the material and compaction is not adequate, and with a lot of rain (or not) specially during hurricane season, the soil could easily be saturated, building up a lot of hydrostatic pressure that even some retaining walls can't handle...

You need to look at where the current cycle is in the market now for the property you own for a hold/sell analysis and what the market is doing in the cycle where you want to move to.Additionally you need to look at where you move to is there a big demand for interior design work and contracting or is that market saturated?

That's good but definitely look at supply and demand, and if you think the market is saturated or not... you can do well in many different investment types but you may want to weigh them next to each other : based on time that you will spend on management/maintenance of any, tenant turnover, tenant profile, utilities being covered by you or them, what is the market rent per bedroom and how many bedrooms you need to make it worth while, what are vacancy rates on student rentals vs regular rentals etc etc

If the list is being marketed by everyone and their dog, then you'll spend a whole lot more money remarketing them before you get a bite, and if it's saturated then it'll be because of timing more than anything.How much are you spending on AdWords and who are you targeting?
