Browns Mills area?

Hi everyone!!

Fairly new investor - have one rental now in Brick and plan to pick up another within the next few months.  Anyone have any experience with the Browns Mills/Pemberton area?
Looking for feedback on the rental market. When I look at the MLS I see some properties priced well but also see a fair share of houses still listed as "for rent". Wondering if the market is saturated with rentals. With the proximity to the military base, there is a continual stream of perspective tenants moving into the area, most with 4 year duty assignments.
