The first floor is rented out to a seasonal business, they pay year round, $1000 a month.

The first floor bathroom and 2 bedrooms were given a fresh coat of paint and a good cleaning.

If the tenants are being picky, it is also possible that they are being picky because of the shortcomings of the PM so they may not be able to (understandably) trust that the unit and carpets were actually cleaned. 

On the tour yesterday, my agent and I noticed some settling in the floors in the top unit (vacant).

I am looking to purchase a single family home which has 2 bedrooms, kitchen, living area, bathroom on main floor.

If the litter isn't cleaned up it will stink a lot.

It’s currently a mess but the f/c will clean it up. 

@Derrek J HooymanI'd personally wait til after the tenant moves out again so that you have a clean slate to work from.I feel like value add recommendations have to come from you or your realtor...aka someone who has seen the property and ran the numbers. 

Seem super clean as far as expectations go.Definitely smart of you to not interrupt the other tenants power that would only create more issues.
