Thank you for the article @Greg R.I once entertained a group of annuity salesmen  bought them a big dinner and booze etc.. by 1.5 hours into it .. with loose tongues their tone and telling tails of how they hook older investors into these deals and the commissions they make.. 

After the tail end of winter, when I take a break from this and go back in next winter.

Another thing to consider in a college town where most leases start in August is you will more than likely want to be completely finished or at least on the very tail end of your project by the time your tenant moves in. 

There's a lot of tail risks with it.

I'm in Broomfield and am slowly looking into a property manager down the road, but with my tail between my legs.

But trust me on this, when ppl spend $.60/kW like they do in much of the Caribbean, you bet your tail they're going solar.

I would say your getting way to wrapped up into the tenant drama, letting the tail wag the dog.

They are time and labor intensive for the lender, a real pain in the tail.

This results in a tail off of rental business in the last 2 weeks of August.
