The white text is still getting washed out by the white lights.The color of your selected menu item is the exact same color as the blue stripe on the top.

I use those two colors on all my properties in the Chicago area.

I remember the day when I ran into the city all doe eye'd with my rose colored glasses on.... you've been doing this for like 15 minutes and you have maybe 2-3 occupied properties? 

If the fence was wood and there's no zoning prohibition, I would consider painting their side of it some obnoxious color, like pink polka dot. 2.

This property has some unique features so I decided to turn it up a notch and do something different with cabinet colors and other finishes. 

Any ideas, colors and designs would be highly appreciated! 

If you want to pick flooring, paint colors, landscaping, be involved with vetting tenants and changing contracts, setting rent, etc--you should do it yourself!

We do put a case of caulk into a double wide, oil based primer then a nice contemporary color.  

I kinda figured that was going to happen since thats how they painted their own color in..

I prefer LVP on the stairs because carpet wears quickly with people walking in the same path and scraping their feet, but it's situation dependent.I prefer quartz counters for a rental because there are more color options, they don't require maintenace, and cheaper up front.I avoid steel appliances except in high-end rentals.
