I think it’s imperative that I increase my PM radius significantly to have any sort of luck scaling within the next 1-3 years.

Well, the way I sort of analyze these things is my job is entirely doable remote. 

You should already contact them and make sure to give details of what sort of property , number of rooms etc and they can set up a  search for you etc

First I would call the local utilities and contractors who deal with this stuff to see if your assumption is true.For electricity maybe some sort of generator?
