Allot more painful than if I were there.    

I learn well online - able to stay motivated - but due to medical issues sitting in a classroom would be really painful.  

Looking for anybody out there that has direct experience with subject to in new jersey / pa in specific.

Should I seek the nicer areas of town to buy single family rentals and keep them above average nice/bordering on really nice....this idea is that I could get better tenants and lowering my pain is of course the goal here.

They keep dangling the carrot, convincing you there are more secrets when really the entire thing is set up to psychologically get you to keep paying them more and more money.

You need a solid meaty deal for your first  both financially and psychologically. 

I'm going to rule out lease option as they often don't work and are a pain, and can be legally tricky sometimes.If you rent it out for $675, you have to budget for expenses in addition to your PITI.
