I've never heard of a reversal.What I like about Dwolla is: the ACH process can take 4 business days to process and if the tenant hasn't started on certain day, I immediately know beforehand if the payment is going to be late.

Usually it takes me a good 1-2 weeks to find a good tenant; make-ready, advertising, fielding calls, showing the house, tenant screening, drafting lease agreements, ACH setup etc.

I've used Rentec Direct for collecting payments via ACH and credit card for the past few years, it works perfectly well and the tenants love it and I love it because it's entirely hands off once it's setup.

ACH payments are available by many 3rd party services as well as your own bank (commonly referred to as a treasury management) service) There is always a small fee involved but the funds are most commonly transferred to only one account or an additional fee involved for selecting multiple accounts.

Three evictions in 17 years, rent collection is automatic via ACH, maintenance is always preventive so late night or emergency calls from tenants, etc.I have recently changed to having only one group showing a few weeks after the current tenant gives notice that they are moving out.

I think the LLC could work, I guess if you want it to be a business and not have the tenants writing checks to you personally, then they'd know who you are eventually anyway. you'll need an LLC to get a business bank account where the checks or ACH debit will be deposited.
