After 7 months of not being able to secure anything long term that has enough hours (I've gotten a few babysitting gigs here and there, and I work very part time as an assistant at a telecom brokerage agency), I've decided to pursue real estate again. 

In old career that was always a hot topic, but in 25 years, I can count on one hand how many times the IRS or other government agency sussed that out.  

I will be sitting for the Colorado Real Estate exam this Friday, and hopefully joining one of the Agency's I've interviewed early next week.I'm attending Than Merrill's seminar this Saturday to hopefully obtain a little bit more knowledge about REI, and get me pointed in the right direction.  

I've often wondered if there would be a viable vacation rental market in Temecula wine country or Lake Elsinor, or if they are not mainstream enough yet.

Your RENT Is guaranteed, a short term lease is with the agency, tenants calls THEM if need be.Your property is better cared for with a homeowner than a section 8 renter, and the agency can place furniture if your unit is unfurnished.

Exceptions However, to the contrary, the rule does not directly apply to the Federal or state housing authorities and agencies administering such programs.

In short, if you don't know the person already and have built a rapport and trust factor with them hire a company of persons, not just a company of one.You may want to contact the plumber's insurance and/or bonding company and make a claim (assuming they had coverage) and I'd also contact the licensing agency.

Having a title agency with a good working relationship is a must.

My question is really not about buying the property but potentially hooking up with a local real estate broker that I refer listing leads to.Would it be a good move for me to call local real estate agencies in my farm area and refer people that want retail to these places maybe for a small finders fee or even just to get on their good graces in case they came across something that fits my investment box?

Until you learn what you need to do here, hire a payroll service, or payroll your crew through a temp agency that will have workers' comp insurance, etc.
