Fridge ice maker stopped working.

Not a little water; a lot of water leaking from underneath the fridge.

We've repaired all her issues in a timely manner of course, most recently her fridge has been leaking, so we set up an appointment which she failed to confirm three times in three days.

Baseboards are missing, the fridge doors on the bottom are both broken, and the fridge and the stove were both very dirty, along with the bathroom.

My one rental is what I would consider B class, it has the scratch and dent fridge from when I lived there.

These prices also include all finishes and appliances (cabinets, vanity, shower enclosure, stove, hood, fridge, W&D, mini-split, tankless hot water heater, etc.), basically providing a rent-ready space. 

Fridge and range are not really ‘nice to have’ appliances.

The sinks and counters and even fridge and oven were actually truly clean!  

Tell her to credit you that at closing or split the costs especially as you let her keep the fridge. 

Unit has had new stoves, fridge, paint and bathroom work done.
