When I partnered with friends on a multi-unit property a few years ago, we chose individual umbrella polcies from our personal providers.

I like small units (they don't trip breakers) and they are cheap.

Ask how many units they manage and how much experience they have.

If, however, there are any gaps at all in any of the above items, even a gap so small a mouse can squeeze through, that tenant will exploit it and your life just became a 7th Level of Dante's Inferno.....:)

For example:-A tenant complained about the AC not cooling, so I replaced the entire unit with brand-new equipment.

Closed on one 27 unit apartment this year and one 10 unit just last Monday..

Multifamily 2-4 units 

Pm handyman cannot fully clear it, but unit has 2 bathrooms.  

And networking will propel you to the next level.
