Another version of this is to go to lumber yard and talk to some of the account reps and see who's in good standing and go from there.Ideally though, hard to beat referrals from people with the same or similar standards as you... this way you increase the chances of success vs starting form scratch.

You still may be held liable anyway if you knowingly allow them to keep a dog with a bite history.If the tenant has a guest over doing keg stands and the bust their head open or the guest trips on a skate board, slips on a banana peel, or whatever - do you want the guest to sue you or the tenant?

I asked him to check the drain and he said there was no evidence of the drain being touched and he couldn't even remove it (possibly cemented in he said) and according to the tenant "No work had been done they just took pictures of the carper".What leg do I have to stand on in firing them?

So I stand corrected, I did not really se so many jurisdictions require some type of permit or special license and I didn’t bother to look at the original poster’s location.
