I know for us here rentals are becoming more intreging out of state and this has sparked my interest.

Well, 15 houses between $9k-$40k and there wasn’t a single house that remotely sparked my interest.

All im trying to do is spark the idea.

Would you mind sharing what it was that sparked this thought?

Urban neighborhoods have become more popular over the last 15+ years, sparking what some call gentrification. 

@Oliver Sparks I actually decided that jumping into multi-family on my very first deal was not a great idea and instead chose to pursue the BRRRR strategy with single family homes.

The fundamental reasons people choose to live in those areas are still there, but with the pandemic and recent political unrest in those areas, people are making a flight from density.Our entire portfolio is in St Paul (around 100 units) and it's performed strongly throughout the past year.

Not that this wouldn't have devolved down to where it is anyway maybe, but the spark of it sounds silly.
