Mikal MAxim Cash out Refinance or DSCR Single Family Rental
18 May 2024 | 15 replies
Sometimes, when I have credit pulled, it displays some DSCR loans but not others (credit bureaus are a black box), however, the mortgage payments are just reported to the credit bureaus to account for late payments (which plays into conventional financing eligibility), but they do not play into a borrower's personal debt-to-income ratio when qualifying for conventional loans.

Don Konipol Why I Believe Striving to Build Passive Income is Overrated
21 May 2024 | 34 replies
Agree the idea that one can live off of rental income long term is nice but not too common.to me passive income is a place holder to allow you to control the property while is goes up in value over time and once that happens then decide if its a keep or roll into something else.So to me  you either make transactional income in the RE bizz while you grow your passive portfolio or you keep your chosen career while you grow your passive portfolio. The idea that Hey I get to 10k a month and I am quitting and will live the rest of my life on this money to me is not a long term strategy that will play out..

Currently under contract for a large off-market residential property.Quick details: 4,200+ sqft 12bed / 5bath (2 kitchens) (No a flood zone)(Light - Medium rehab / rent-by-the-room play)My partner has been a PM in this community for 20+ years and is highly confident in this deal (as am I).The current issue is, we aren't confident the property can close with a bank due to a few seller complications.( ^Very long story, but if you want to hear it I will tell you haha)We're looking to over-raise about $335k ($255k purchase and $80k for the rehab). But we (and our contractors) know the rehab portion will come in a bit lower. Can anyone point me in the right direction?
